A Quick Residential Estate Case Study

This home was in an Estate with an Out-of-State Executor. The Law Firm contacted me to go and evaluate the property. Too much damage to list, they wanted to sell to a wholesaler or flipper at a very deep discounted price, which I didn’t recommend. I put together a plan, got our Trades and Crews lined up and we renovated everything top to bottom, resolving all code and safety issues. Start to finish a complete turnkey operation. At the end of the day, I sold the home and the Seller netted an extra 140k for their family.

Working outside in – New roof and decking, repaired tree damage, gutters, exterior paint, rubbish removal.

New garage doors, entry door, decks refinished and repaired, complete pressure washed exterior and drive/walk ways

New flooring throughout, washer connections, range, lighting.

Laced in hardwood repairs, sheetrock repair and replacement throughout home.

All new outlets, switches and plates. Out of code stove removal, chimney flue sealed and new ceiling fans

New vanities, flooring, skyight repairs with correct flashing, new toilets.

New register covers, Doorbell, thermostats.

Wall removal, new water heater, new furnace and air conditioning unit, slab cleaned and sealed. 

Drainage reworked, minor tree work over deck and back of home for safety.
